There are four primary types of maintenance that are used in plants and shops. All maintenance falls into one of these categories whether you realize it or not.
Here is a brief rundown of them:
Corrective Maintenance Corrective Maintenance is conducted when people realize that there is a need for maintenance and react to the machine failure. This is the most troublesome type as it often leads to long down time periods and is the least favorable for the organization. Mechanics suffer under this form of maintenance due to high stress and long hours.
Preventive Maintenance This is performed at a specific interval, i.e., hours, weeks, months, annual. This type of maintenance often involves a check list or maintenance program that tracks maintenance. This type of maintenance often includes plant shutdowns and are effective, however the issue of failure can still come up more often if a part of a machine is not checked often enough.
Risk Based Maintenance This maintenance is performed based on Analysis, measurement and periodic testing of the equipment to help pinpoint weaknesses. This is dependent on proper interpretation of data taken from the machine, readings from vibration analysis, as well as oil analysis readings to give an overall picture of the machines condition. In this process parts are replaced or refurbished based on the above criteria ahead of failure.
Condition Based Maintenance This type of maintenance is based on the actual verified condition of the equipment. Parts are observed and measured for damage and wear, an assessment is made, and the maintenance are then carried out when the preset parameters for that piece of equipment are reached. This is a long-term strategy and drastically reduces the cost of maintenance for the equipment that is used. It also allows change out of parts at planned outage periods, increases productivity with the equipment that is involved. This often involves the use of planning software to ensure that all the parts and fluids are available when needed.
